To feel that our tenants should not have a huge England flag hanging out of the top floor window at our old house?

I think Andy is right unless you have had complaints and they are paying on a long term regular basis I would let it slide. The world cup will be upon us shortly and its better they are paying rent to you than someone else. So unless they are costing you let them keep it at least they are. Not pulling brand new doors off the new kitchen dropping an iron on a year old carpet, ripping a section out of another smashing the shelves in a brand new 6 month old fridge then knock you for your deposit and think its unreasonable to ask to a months notice even though the twatt signed an agreement which does not count because his wife left him the flag is nothing. On the upside it could have been worse LOL
